Pardon me for using English, my Chinese is poor.
There are many ways around a gift tax in most countries (I don't know Taiwan's particular laws). For example, the family can set up a corporation with no assets except the house. The son and the parents can both invest money in it, but the company has a dual-class share structure: Voting and Non-Voting
The son has 4% of the shares, but 100% of the voting shares and 0% of non-voting
The parents own 96% of the shares, but 0% of non-voting shares.
This way, the son has effectively independent control of the asset (the house), while only putting up 4% of its value.
What's strange to me is that the family is not borrowing any money to make this purchase. By paying cash (I assume) for 100% of the value, they are 100% invested in the value of the home. That means that any increase or decrease in value will effect them 100%. If they are using borrowed money, they can reduce risk to their personal wealth.
